Estoppel/Questionnaire Order Instructions

Harbor Management has partnered with HomeWise Docs to provide a fast and efficient Estoppel and Questionnaire order process. The link below will take you to the HomeWise order page where you can log in, create an account, or place your estoppel or questionnaire order. 

The DBPR and Florida Statute 720.30851 and 718.116 dictate the estoppel fees that can be charged by management companies. These fees currently are:

• Standard Estoppel (10 business days) - $299
• Rush Estoppel (3 business days) - $418
• Re-inspection (10 business days) - $100

HomeWise Docs charges a processing fee for the convenience of using their online order system. This fee is optional and applies only when using their online portal and credit or debit card payment processing.

There is no processing fee if payment is made directly to Harbor Management Services by check or money order, along with your title company’s or attorney’s blank estoppel form. Please note that personal checks are not accepted. Harbor Management will accept company checks for estoppels and questionnaires. Payments must be made payable to:

Please note that the due date for your order is calculated based on the date that the payment is received. Online orders placed after 3pm EST will be considered received the following business day.

Harbor Management offers standard and rush estoppel orders. Standard orders are completed within ten (10) business days, and rush orders are completed within three (3) business days. Orders received after 3pm will be considered received the following business day. If you plan to place a rush order, please contact our office to ensure that this option is available for your association.
